This will be the company’s largest investment in a single project in nearly two decades of operations. It is planned that Hero will become the first business center in the Baltic States to be certified according to the WELL Gold standard for healthy buildings.

The “Hero” business center being built in the central business district of Vilnius will consist of two volumes of the 15th and 14th floors, interconnected by a three-story stylobate. Tenants are offered a fully prepared complex product – office premises equipped according to the interior standard at a very competitive price. Therefore, the tenant can accurately calculate the costs of a new modern office right up to moving in and avoid the surprise of office installation price changes and not waste time on its installation. By the way, even up to 4 thousand will be offered on one floor. sq. m of office space for rent. This is especially useful for companies that want to locate and work on one floor.

J. Dovidonis emphasized that the requirements for the offices built in the central business district of Vilnius are constantly being raised, and their demand and occupancy remain constant even after the offer of new offices. This year, a business survey commissioned by Realco showed a trend that, as the competition for talent intensifies, companies are constantly looking for opportunities to improve working conditions for their specialists, which is usually only possible by choosing new offices built according to the most modern technologies and trends.

The manager of “Realco” emphasized that since the beginning of the design work carried out by the company “Cloud architektai”, the business center “Hero” set the goal of becoming exclusive and best meeting the needs of both the business owners who rent it and those who work there. The Hero building’s environment and sustainable life cycle will be ensured according to world-class standards of WELL Gold for healthy buildings and BREEAM Excellent for sustainability.

In this business center of a new generation of healthy and comfortable working environment, employees will be able to use 450 sq. m roof terrace with sports, recreation, communication areas, and abundant natural greenery. Hero’s specialty is a 300 m long running track on the roof. While exercising here, office workers will be able to admire the panorama of the central city of Vilnius.

Accredited WELL assessor Mindaugas Mikolainis, who participated in the event, pointed out that the WELL building certification system is aimed at the user of the building and his work environment, with the goal of making the user of the building feel comfortable in it. Therefore, the indoor air, natural and artificial lighting, room temperature, acoustic solutions must meet the criteria based on laboratory tests and measurements, and a healthy lifestyle must be promoted in the building.

“WELL certification is another step for a progressive real estate developer that offers fully sustainable projects to the market. A+ and higher class energy efficiency projects, renewable energy is used, green building certification has already become the norm, so the next step is to pay attention to those who work in them – the people. The WELL certification system is relatively new, having been created only a decade ago and is still gaining momentum in Europe. So far, there is not a single WELL-certified building in Lithuania, so the capital’s Hero will be the first swallow,” says M. Mikolainis.

Indrė Juščė, head of office solutions at the international real estate services group “Newsec”, said that more than 40 percent of Vilnius office lease transactions are concluded in the central office district, where the “Hero” business center is being built. With its architectural and interior solutions, infrastructure, it meets the needs of office workers extremely well, therefore it competes not only with other office buildings but also with cozy workers’ houses.

“Analyzing the traffic of cars on Konstitucijos Ave., the amount of cars parked in the underground parking lots of business centers and the amount of coffee drunk in offices, we notice that Vilnius residents are increasingly returning to work in offices,” says I. Juščė. – In addition, we notice that the new ESG (environmental, social and management) sustainability requirements set by the companies themselves also encourage choosing office buildings that meet these standards to the maximum.”
