Inreal added 153 new properties to its supply observations, four times less than in March (594) and a third less than last April (231), while observed supply fell from 5,175 to 5,095 in the month but was around 14 percent. higher than a year ago (4482).

Among the available housing, 1023 objects are already reserved. As supply decreased and buyers were more active than developers, the market balance indicator symbolically fell from 1.61 to 1.59, still indicating a buyer’s market. In April, more cases of price reduction were recorded than in previous periods – 119. Prices were increased 149 times.

These statistics do not reflect indirect discounts, when the prices of specific houses on the project websites are not changed. Economy class housing prices increased from 2763 to 2784 EUR/sq.m. Middle-class housing is expensive from 3967 to 4027 EUR/sq.m. In the prestigious segment, prices did not change and reached EUR 6,866/sq.m. Lofts became slightly cheaper – from 2838 to 2834 Eur/sq.m, while cottages became more expensive from 2173 to 2249 Eur/sq.m.

In Kaunas, the market slowdown was recorded for the third month in a row – 17 total sales (27 new agreements, 10 cancellations). This is about three and a half times less than in March (58, 61, 3) or April last year (64, 69, 5). Supply observations were supplemented by 14 new objects, slightly more than in March (10), but ten times less than last April (154).

The amount of supply in Kaunas has increased significantly over the past few years, so further rapid delivery of new projects to the market, as in the capital, is unlikely in the near future, according to Inreal. The amount of housing on offer decreased from 1,053 to 1,048, including 481 already reserved. The slower pace of the market led to a small increase in the market balance indicator, from 1.08 to 1.09, meaning the market remains balanced, but the balance has been achieved under conditions of low activity.

During the month, 14 price reductions and 41 price increases were recorded in Kaunas. The prices of economic housing increased slightly – from 1897 to 1929 EUR/sq.m. Expensive and middle-class housing – from 3000 to 3020 EUR/sq.m. In the prestigious segment, prices decreased slightly – from 3988 to 3954 EUR/sq.m, as well as in the lofts (from 2123 to 2063 Eur/sq.m) and cottages (from 1713 to 1710 Eur/sq.m) segments.

In April, Klaipėda’s primary housing market had a fixed total transaction rate of zero. 4 new agreements were concluded, 4 agreements were cancelled. The port city’s market is the smallest among the three major cities, so larger fluctuations are common, but such a case is exceptional.

New objects were also not included in the supply monitoring, and the amount of supply remained unchanged and amounted to 549 dwellings, of which 226 are already reserved (the number of reservations increased by 10 units per month). The market balance indicator remained unchanged at 1.82.

During the month, 4 cases of price increase were recorded in Klaipėda. Combined with several sales and returns, this resulted in slight corrections in average prices. Economy-class dwellings rose in price from 2,148 to 2,289 EUR/sq.m., average ones – from 2,618 to 2,643 Eur/sq.m. In the prestigious segment, prices did not change and reached 6796 EUR/sq.m. The price of cottages also increased slightly – from 1829 to 1831 Eur/sq.m.
