According to the Registry Center, there are currently over 50,000 of land plots, the boundaries of which are marked on the Real Estate Cadastre map as subject to correction. In addition, there are still about 2 thousand. of land plots, the boundaries of which are generally not marked on the cadastral map, so neither the exact location of these plots nor their boundaries are clear.

“Owners of plots of land, the boundaries of which need to be adjusted or are not marked at all on the Real Estate Cadastre map, if they do not take the necessary steps, risk facing inconvenience in order to sell such a plot of land or part of it.” In addition, a lot of time, money and patience may be required to litigate with the owners of neighboring plots.

There may also be misunderstandings regarding the value of the plot of land, its exact location, ownership identification or even such curious situations where a person may be held responsible for the neglect of a neighbor’s plot of land”, Kazys Maksvytis, Director of Register Management of the Register Center, names the possible consequences.

He reminds that Real Estate Cadastre data is used by various institutions and other persons, such as surveyors, municipalities, real estate agencies, designers or private individuals. For this reason, it is very important that the information on the map is current, complete and organized.

How do I check if my plot boundaries are accurate?

The simplest way to check whether the boundaries of the land plot are accurate is the REGIA geoinformation environment map created by the Register Center. In the menu bar to the right of the map, you just need to select “Properties” and “Plot Boundaries”.

After finding a specific plot of land according to its coordinates or address, the borders of the plot of land will be marked with one of three colors.

Plot boundaries determined by cadastral measurements are marked with green (“electric”) color – such marking means that the plot boundaries are accurate and do not need to be revised.

The boundaries of the plots are marked in yellow, determined by preliminary measurements that were made relatively long ago and should be corrected, because it is possible that the plot of land is drawn on the plan in the wrong place where it should be.

Orange color indicates land parcels whose boundaries need to be adjusted.

“In many cases, when the boundaries of the land plot need to be adjusted, determined by preliminary measurements or not marked at all, the owner of the plot should contact the surveyor to update the plan of the land plot and prepare the data in such a way that they are suitable for registration in the Real Estate Cadastre,” advises the Center of Registers Director of Records Management.

According to the Register Center, more than 2.5 million properties are currently registered on the Real Estate Cadastre map. plots of land. When registering plots of land, cadastral data of the plot of land describing the location of the plot of land, natural and economic characteristics of the land are entered into the Real Estate Cadastre.
