From the Kaunas district, the gaze turns to the center

According to Mindaugas Kulbok, head of the Research and Analysis Group for the Baltic States of the international real estate (NT) consulting company “Newsec”, for many years the residents of the city of Kaunas have found the Kaunas district to be a more attractive place to settle, because as long as there was a lack of quality housing in the city, their only option was to build individual houses. in the district.

In the meantime, the city of Kaunas did not sleep – it started implementing ambitious sports and leisure projects throughout the city, including “Science Island” on Nemunas Island, MK Čiurlionis Arts Center, “Žalgiris” swimming pool and others. In September last year, a new project of a pedestrian bridge across the river was announced, which will connect Aleksotas with the island of Nemunas. It is precisely such plans that have encouraged real estate developers to offer high-quality and exclusive residential housing projects.

“Kauna residents and those coming to work in the temporary capital already have a larger selection of housing. Real estate developers, when making a decision to develop a project, assess the existing or developing city infrastructure as well as strategic plans for the future. Real estate projects that allow you to live on the river bank, bringing city life closer to the water, become a distinctive feature of the city of Kaunas. There is still a lack of luxury projects in the central part of the city, but there will definitely be something to choose from here in the next 3-5 years”, M. Kulbokas summarized the real estate market situation.

Kaunas residents, according to the interviewee, are discovering and increasingly appreciating the advantages of living in the city and looking to the countryside less and less. The real estate market in Kaunas is becoming more and more attractive not only for those looking for a place to live, but also for those investing in real estate. The advantages of this market are discovered not only by investors from Vilnius or Klaipėda, but also from Estonia. “Kaunas is a growing city, and this becomes an additional advantage for investors”, pointed out M. Kulbokas.

One such example is “SBA Urban” in Kaunas, the “Nemunaičių” quarter is being developed on the left bank of the Nemunas. According to Viktorija Pozingytė, the project’s sales manager, the location and architecture are what really attract the attention of residents looking for new homes in the city center.

“Nemunaičių” buyers are those who like an active lifestyle, value their time, are looking for a comfortable synergy between the city and nature for everyday life, and are able to see the potential and return on investment, regardless of whether they choose housing for themselves or for investment. According to V. Pozingytė, a frequent desire of clients when looking for housing in this project is more convenient family logistics – this is especially relevant for residents who have to transport their children to schools and kindergartens. “As the pace of life accelerates, time, and not the price of housing, becomes the most important and valuable currency for a modern person, so buyers often prefer to choose housing with a smaller area, but closer to the city center,” says V. According to the interlocutor, it must be admitted that it was difficult to believe in the attractiveness of this place three years ago. However, seeing what has been done and looking into the future plans of SBA Group’s real estate development company SBA Urban and the city, more and more buyers are discovering its advantages.

According to statistical data, since 2019, there has been a consistent increase in the population both in the city of Kaunas and in the district. In five years, 28,000 new residents settled in the city. population – this change was determined not only by the increasing birth rate, but also by the attractiveness of the city itself for families and young professionals to settle down.
