Previously, real estate developers thought only about the building and the material it required, but now they think much more broadly: how the project will be built, whether it will be comfortable for the new residents to live in and spend time in, whether it will look attractive to the neighbors. Mindaugas Vanagas, head of the krybik real estate project and Citus krjas of the location company, shares the most important principles of location planning and the districts with the greatest potential in Vilnius.

When we started the construction business in 2010, we thought about how to build a building. Later we thought about the project: how to make it attractive, who will be the buyer, what are his expectations, whether he will like the facade, the layout of the apartment. Now we are thinking even more broadly: how our project will affect the city, its surroundings, how we will spend time in the future, how its neighbors will live, what will be convenient for this community, whether those benches that look good in the yard will actually be comfortable to sit on. All this is a very broad concept of location, which is to predict how the project will fit with the environment and how people will live in it, says M. Vanagas about the global real estate project development trend.

The head of the company points out that the main target area is in those parts of the city where conversion projects are implemented. The function of the unused, abandoned territory is changed to another: industrial objects turn into modern, comfortable and attractive residential quarters with various necessary functions, services, recreation and leisure spaces, infrastructure.

Historically, there were many factories in our city centers, because production was the main driver of the economy, and many people worked there. Later, the factories moved elsewhere, and large areas with abandoned buildings remained in the city centers. Now they become excellent places for the most beautiful conversion projects: something old is left, something new is added and special spaces are created for life, leisure, work and commercial activities, assures M. Vanagas.

According to Panekov, buyers are interested in conversion projects not only for their exclusivity, but also for their greater investment value. Especially if the property is purchased earlier, we still plan changes and make decisions before we live in them.

When the project is very new and the first buyer comes to buy a house, it can be uncomfortable because the environment is not yet fully organized. But those who see the vision win, understand that after a few years the picture and the environment will change significantly. As for the investment gr, in such places, statistically, the biggest price increases are recorded not where everything is fully implemented and attractive, but where the conversion is still taking place. As an example of the average house price growth in Denmark, the increase in Vilnius is 20 percent. But in reality it is different: in one place it grew by 20%, in another by 5%, and there are places where it grew by 40%. In the case of Denmark, conversion projects are the latter option, taken by the company.

Vanag, conversion projects, which are actively developed in New York, Copenhagen and other Western cities, are becoming more and more popular in Lithuania. according to Vilnius emlap, the largest conversions so far took place in Naujamiestis, Paupys, Markuiai, and now the greatest potential lies in the area of ​​irmn, iarus town and the former Kuro apparatus factory.

Panekovas calculates that at the moment there is about one million square meters of space for construction in the territory in question, so it is a potential millionaire. One large-scale conversion project is already underway: Kareivi st. the Mnai by CITUS complex of residential houses and two administrative buildings is being built on the 2 ha area.

When developing Mnai by CITUS project, we are guided by the location concept: although the construction has just started, once a week we meet with the whole team to discuss how our planned building complex will fit around, how we will ensure comfort and attractiveness for people. We manage a large area, construction is underway in one part, and in the other there are still old buildings that are no longer suitable for business, but events, concerts, exhibitions can take place there, so we aim to help people get used to the place, and later, after implementing the project, visit the surrounding shops, says M. Vanagas.

According to Panekov, the convenience of the residents will be ensured by the good location of the project in the city: across the street there will be a shop, gourmet cafes and leisure center Ogmia city, shopping and entertainment center Oz can be reached in 20 minutes. And it will be possible to take care of some everyday matters without leaving the yard. In the Mnai by CITUS complex, there will be more than just businesses providing daily services.

According to the company, such high conversions attract huge investments. After the announcement of plans to convert the bus park, municipal investments in infrastructure, real estate development in the area became more active. these investments attract new ones, which increases the value of the entire location and the property there. Citus analysts estimate that the value of new real estate in the area should rise by about 40 percent in the next 7 years.

Mnai by CITUS is a synergy of aesthetics and quality

M. Vanagas adds that in order to achieve maximum profitability and greater comfort of life, a great deal of attention is paid to the aesthetic image and the verification of the quality of the construction. The buildings are designed in modern prefabricated three-layer yellow concrete structures, ensuring A++ energy efficiency class, light and sound comfort, quality and speed and efficiency of construction. The constructions are made immediately with facade finishing: part will be with clinker of different colors, part will be dayto concrete, which is much more durable than plaster finish.

The currently emerging Mnai by CITUS complex is the only A++ energy efficiency class project in the country. Therefore, we will highlight not only the technical parameters, but also the architectural solutions. We notice that when choosing a house, buyers pay more and more attention to the aesthetics of the building, so we aim to create a western environment reminiscent of modern European cities, says the company’s staff.

All apartments will have underfloor heating, autonomous ventilation system, showcase windows. Residents on the first floor will have their own courtyards with prepared terraces, kitchen roof terraces, others spacious balconies.

In addition, a richly landscaped yard space is planned, consisting of 10 work, rest and leisure zones with exercise equipment, beds, benches, etc. It is planned to plant more than 3,000 different plants, more than 60 new trees, to landscape walls, etc.

Five construction stages are planned, after which 477 large-sized residential apartments will be prepared. In the first phase, buyers will be able to choose from 73 apartments, of which the largest share is about 42 percent. will consist of 3 rooms, 5171 sq. m. area apartments. Also, the project will have 15 spacious residential houses for business in the first auctions; in the first stage, two will be held. According to M. Vanagas, the first phase is planned to be completed by 2025. IV quarter. All construction of the complex is expected to be completed within five years.
