The real estate (NT) company “Realco” announces that it is starting the leasing process for the business center “Hero” being developed in the central business district of Vilnius. The company not only strengthened its internal team, but also entered into a contract with the real estate consulting company Newsec, which will actively search for tenants. “Hero” will add 32 thousand to the capital’s A-class office market. sq. meters of leased space. According to the expert, another significant feature of the project is the obligation of the leasing company to fully equip the office premises according to the prepared interior design for the proposed rental price. This will simplify the office relocation process for companies that do not have internal human resources capable of designing and equipping the premises or do not have the funds to do so.

According to the “Newsec” expert, although the number of foreign investors renting offices has decreased in recent years, the activity of local companies is being observed. In 2023, about 30 percent in the capital. about 20 percent of office rental contracts were concluded with representatives of the IT sector. – financial sector companies, 8 percent. – with logistics and aviation companies. Several large office lease transactions in class A business centers in the central business district of Vilnius have also been recorded with energy companies.

“At the moment, the most attractive offices in Vilnius are the ones whose landlords offer already equipped premises or the possibility to do it efficiently, standardized and without requiring much involvement of the tenant. Those who can offer tenants flexible rental terms and terms also win”, says I. Jušče.

According to Realco commercial real estate development manager Gintarė Žemaitė, tenants in the Hero business center will be provided with fully equipped class A offices and an attractive package of commercial conditions and added values. It will be possible to choose both standard 200-800 sq. m. meters of space for offices, as well as comfortably accommodate larger companies on one floor, whose area needs will be 1,500 or even 4,000 square meters. meters.
