Electronic rental tenders, organized on the evarzytynes.lt portal administered by the Registry Center, allow property owners to optimize processes and ensure efficient property management.
The possibility of organizing electronic rental tenders on the evarzytynes.lt portal administered by the Registry Center appeared a few years ago, and the number of tenders and the companies and institutions organizing them grows every year.
“The registry center has been providing the market with an electronic asset sale service for more than 10 years. When communicating with customers and analyzing market needs, it was decided to create a similar solution for renting real estate. The service of electronic rental tenders offered by the Registry Center is the most convenient way for both the property owner and potential tenants,” says Darius Mickevičius, Head of the Business Client Department of the Registry Center.
According to him, several dozens of various companies and organizations throughout Lithuania have already used the opportunity to quickly and comfortably rent their property. In addition, he emphasizes that legal acts provide that state and municipal property must be managed, used and disposed of with care, in order to ensure the satisfaction of public interests, the maximum benefit for society must be sought.
Simple, fast, safe and inexpensive
According to the representative of the registry center, it is worth choosing electronic rental tenders for several reasons.
“First of all, it’s convenience. The rental competition itself can be created in just a few minutes and you can choose and set the relevant criteria: date and time of the start of the competition, deadlines, initial rental price, etc. The second reason is accessibility. Since the contests are held in the electronic space, all natural and legal persons can participate in them. Unlike traditional physical tenders, electronic tenders do not require live attendance or registered mail. In addition, the number of participants in the electronic space is unlimited”, – e. D. Mickevičius mentions the advantages of rental tenders.
No less important e. According to the representative of the Register Center, the aspect of organizing rental tenders in the electronic space is economic.
“On the one hand, the very principle of the auction means that the winner of the competition is the one who offers the highest price. We have many examples when the property offered on the portal evarzytynes.lt attracts a lot of attention from buyers and the final price offered is even several times higher than the initial one. This may mean higher income for the company, more income for the state or municipal budgets, or ultimately a higher amount of funds that bailiffs or insolvency organizers will be able to return to creditors. On the other hand, the organization of tenders for the sale or lease of property in the electronic space saves a lot of administrative costs”, says the head of the Business Clients Department of the Register Center.

Currently, the most active service provided by the Register Center is e. The service of rental tenders is used by Turto banka, which is responsible for the administration of state real estate, and municipalities. The organizers recognize that renting property in the electronic space is convenient and efficient, and the benefits are also noticed by potential tenants participating in the tenders.
“E. rental tenders work very similarly to property sale auctions. The system enables prospective tenants to compete for rent and facilities. The market is still getting used to this tool, we are trying to educate customers and explain how to conveniently use the system, because most of the rented objects are intended for business development, and the process of concluding a lease is not a common procedure in business, says Aida Čeičienė, Head of Property Leasing at Turto bankas. – Clients who have used the system appreciate its convenience, transparency and the ability to see all the documentation in one place, without leaving home.”
Last year Turto bankas organized about 30 successful rental auctions. According to A. Čeičienė, Turto bankas applies this method to more expensive objects, the monthly rent of which exceeds 1.5 thousand. euros.

Since then, direct rental tenders, which are carried out after the bidders gather at the specified place at the specified time, are not carried out.
“Executing electronic rental tenders through www.evarzytynes.lt is clear, simple and reduces the administrative burden for the organizer of the tender. We also believe that, when conducting electronic auctions, the auctioneer usually receives a higher rental price compared to direct auctions”, says A. Juonienė, representative of the Alytus City Municipality.

“We renovated “Centro turgu” in Taurage, we needed to find merchants, so we chose e. rental tenders and we are very happy about that. We started announcing tenders for renting kiosks in Tauragė district municipality in July 2022. Since then, we have published 68 rental tenders. The result is good – out of 68 announced tenders, 27 took place. Well, a great start is already half the job, so we are happy with this decision”, says Gintarė Rakauskienė, director of Tauragė district municipality administration.

“Residents can participate in the contests from anywhere in the world, all they need is an internet connection and data to connect to the system, and everything happens faster and simpler in the system, and in addition, this method ensures complete transparency.” The workload for employees who organize tenders is reduced, the process is organized more smoothly. Of course, the organization of such contests worried the residents at the beginning, not everyone wants and knows how to use systems like this, but with the help of the municipal employees and the advice of the residents, everything worked out perfectly. Here we can see another advantage – we promote the computer literacy of the population, so we believe that the organization of this type of competition has created a lot of benefits”, says G. Rakauskienė, director of Tauragė district municipality administration.

Similar to e. in the case of tenders or asset sale auctions, e. the organizer of the rental tender on the website evarzytynes.lt can set the start date of the rental tender, the duration of the participants’ registration and their confirmation, choose the duration of the rental, set the initial monthly rental price, choose the price increase interval, as well as determine the amount of the initial deposit and the registration fee.
In addition to additional information, the organizer has the opportunity to describe the conditions and possibilities of inspection of the leased property, submit drafts of lease agreements, and define settlement terms.
Registration of participants for the rental tenders takes place on the portal evarzytynes.lt. After the contest organizer approves the list of participating persons at 9 a.m. on the appointed day. the rental tender begins and continues until the next day at 2 p.m. During this time, bidders can compete for the rental price of the rental property, and the winner is declared the bidder who offered the highest rental price.
During the competition, the rental price of the property (without VAT) is displayed on the website. At the end of the competition, a notification about the winner of the competition is sent to the organizer of the rental competition, and the winner of the competition receives a notification confirming the winning of the rental competition.
