The attractiveness of the suburbs is increased by the whole package of advantages: it is not only the opportunity to use state support, but also the fact that you can settle in a much more spacious home, have your own yard or, being much closer to nature, use other opportunities unique to the city.

In the opinion of Panevėžys city municipality, the attractiveness of suburban settlements among young families is increased by well-developed infrastructure, a wide and further expanding network of educational institutions, convenient communication with the city. For young families, suburban settlements offer cheaper housing, a larger selection of land plots, cheaper land, as well as a more ecological environment.

Undoubtedly, an attractive criterion remains the fact that young families who want to settle in various regions of Lithuania, including the Panevėžys district, can take advantage of the subsidy provided by the state to purchase their first home. As a result, the outskirts of cities are becoming the center of attraction for young families.

The entire municipality of Panevėžys falls within the territory where support for young families purchasing their first home is valid. A young family in which both spouses or one father or mother raising a child is no older than 36 years old can apply for state support for a part of the housing loan.

Municipal attention to infrastructure

Today, Panevėžys city and district municipalities are paying great attention to infrastructure improvement (water supply and sewage networks are being prepared, lighting), urban development is being balanced, internet connection is being installed, e-mail is being increased. availability of services, rational management of municipal waste, development of micro-parks, aesthetic gardens and green areas and much more.

The city and its surroundings are rapidly renewing themselves: last year, another space dedicated to the recreation of the townspeople was opened – phase I of the Kniaudiškiu Park project was completed. In the 2022-2030 development plan of the Panevėžys region, the “Creation of recreational space by revitalizing the Berčiūnai Forest Park” project has been prepared and is intended to increase the attractiveness of this part of the city for local residents and real estate developers.

“We see a need and prospects in the market, so we are constantly talking to real estate development companies and we notice their interest. In addition, we strive to make the city of Panevėžys and its surroundings a great place to relax. As a result, we try to create favorable conditions for a quality life, create a safe and educated community, invest in the infrastructure of cultural and social objects.

These goals are pursued throughout the territory of the municipality, not excluding remote wards. We are also implementing a program of promotion and financing measures for attracting police officers to Panevėžys district. This creates better conditions to look for career opportunities,” says Edmundas Toliušis, director of the Panevėžys district municipality administration.

The market is in a whirlwind of change

Vaidas Šukys, the manager of the real estate company Hausitus, said that in recent years, it is very difficult to predict what kind of changes to expect in the real estate market. Uncertain geopolitical situation, infrastructure tax, significantly increased interest rates bring certain corrections to the real estate market.

These factors, according to the real estate specialist, are not bad in themselves, but every change, be it an increase in loan prices or tax, causes a certain public hostility, which eventually subsides in the first three months.

“Later, people get used to even the worst news and start living normally, ignoring it. For example, in the beginning, when interest rates rose, there was a decrease in demand, which is now slowly returning to its original state. Some accept higher interest rates, while others expect them to decrease. However, those who really know how to calculate and take out a loan for a period of 30 years, understand very well that there will be many rises and falls in interest rates during such a long period of time, so there is no need to worry about the fact that today’s interest rates have risen”, the company manager assures.

According to a real estate analyst, it is difficult to predict how real estate prices will change further, which are currently stable, so no clear movement in either direction is seen. However, for Lithuanians, unlike Western Europeans, their own housing is like a guarantor of security, and even when prices rise, housing purchases do not stop.

And what buyers buy depends only on their capabilities and the market situation. In recent years, specialists have noticed a trend of increasing number of transactions when apartments are purchased in newly built houses. Not only the amount of newly purchased housing is growing, but also its ratio with old construction housing. This is due to both technological changes and visual solutions.

Another obvious trend is that people willingly choose houses outside the city. “Dembava and Velzys are among the favorite suburbs of settlers. Looking in the direction of Šiauliai, we can see the development of commercial property,” he shares his insights.

The real estate specialist points out that the suburbs attract especially young families, for whom good connections with the city, schools and kindergartens, and the surrounding nature are most important. However, according to him, the increased demand over several years has influenced the prices of land plots.

To the suburbs – to enjoy a full life

Happier, more relaxed masters of their time. This can be said about those who exchanged the bustle of cities, polluted air, traffic jams on the streets for a calmer and slower life in the suburbs. Every year, more and more residents of the country’s big cities move to the suburbs. Settlers are attracted by the conditions for creating a business, the expanding infrastructure, educational institutions, and most importantly, the nature within easy reach, fresh air.

Marijus Balys, the representative of the real estate development company “Panvalda”, which is developing the project “Pušyno gaivas apartamentai” in the suburb of Berčiūnai, located near Panevėžys, confirms the increasingly prominent trend, which is dictated by the residents’ desire to have more spacious homes, a closer relationship with the community and the need to be closer to nature.

“By carefully monitoring the market and actively consulting with real estate sales and financing specialists, we see obvious signs of market stabilization – the interest in our projects only confirms this. Without a doubt, we are happy with the success of the project, because a large part of the apartments was reserved at the design stage, and as of today there are only a few free apartments left,” he says. – Prospective buyers come already made up their minds, having well assessed their wishes and financial capabilities.

Already in the first auction, the company that bought the school announced that it will bring this building to a new life, and also aims to turn the entire settlement into a new center of attraction.

“We are proud of our project to be able to contribute to the renewal of the legendary Berčiūnai resort. Berčiūnai still evokes nostalgic feelings for local residents – it is a place of childhood memories of local residents and townspeople, where they played sports, rode bicycles, went swimming until late and were otherwise allowed free time,” the developer recalls.

The city center or the Rail Baltica station planned in the neighborhood can be reached by car in just a few minutes, as well as the RYO shopping center and other infrastructure objects of the city of Panevėžys.
